Kentlands is its own animal when it comes to pricing. You've got rowhomes, condos, and detached homes sitting blocks apart with very different values, plus a walkable-downtown premium that doesn't show up in a generic county estimate. Zestimates and online tools miss all of that. Here's what actually moves the number, where to check the public data yourself, and when it's time to get a real pricing opinion.

What Actually Moves the Price Here

Housing type is the first split — rowhome, townhome, condo, and single-family detached don't move together, even on the same street. After that: updates (kitchen and baths first), condition, garage or parking situation, proximity to Downtown Kentlands and the lake, school assignment, and how many similar homes are competing for buyers right now. Two homes with the same square footage can be $50-100k apart once you factor these in.

Check the Public Records Yourself

You can pull the county's assessed value and tax history before you ever talk to an agent. Just know the assessment isn't the market value — it's often behind, sometimes by a lot, especially in a neighborhood like Kentlands where updated homes sell well above assessed value. Use it as a data point, not the answer.
