Montgomery County's real property tax lookup shows the current balance, payment history, and account details for any property by address or account number. Maryland SDAT's Real Property search backs it up with the state assessment, ownership record, and property characteristics on file. Run both before you write an offer or list a home, since they don't always update on the same schedule.
The Homestead Tax Credit
This caps how much a property's taxable assessment can jump in a single year, even if the market value jumps more. It only applies to the owner's principal residence, and it does not transfer to a buyer. If you're buying, don't assume the seller's tax bill is what yours will be. If you own and haven't confirmed you're on file, check your status on the SDAT search page.
Homeowners' Property Tax Credit
A separate state program that caps your property tax bill as a percentage of income, regardless of assessed value. It's income-tested and has to be applied for every year by the deadline. Worth checking if you're on a fixed income or the assessment jumped and the bill doesn't match your budget.
When the Bill Is Actually Due
Owner-occupied homes in Maryland are billed semiannually by default: first half due September 30, second half due December 31. You can opt to pay annually instead, but your lender needs to be notified before May 1 if there's a mortgage escrow involved. Montgomery County posts payments as received, not by postmark, so don't cut it close by mail.
