If you’re looking at Montgomery County and someone hasn’t mentioned Kentlands to you yet, you’re missing one of the best-designed communities in the entire county. It’s in Gaithersburg, it’s been around for decades, and it still functions exactly the way it was designed to: a place where you can walk to dinner, walk to the grocery store, and actually know your neighbors.
I get questions about this neighborhood constantly, so let’s go through what makes it work, what the homes look like, and whether it fits what you’re looking for.
What Kentlands Actually Is
Kentlands is a 352-acre neo-traditional planned community in Gaithersburg with roughly 1,655 residential units and close to a million square feet of retail and office space built in. That combination is the whole point. This isn’t a subdivision that got a shopping center bolted on later. It was designed from day one to blend homes, businesses, and public gathering spaces into one walkable neighborhood.
The land has an interesting backstory. It was originally part of the Kent family estate, and in 1988 it was sold to a development group led by local builder Joseph Alfandre. Alfandre brought in land-use planners Andres Duany and Elizabeth Plater-Zyberk, who are considered pioneers of the neo-traditional and New Urbanism design movement. Their vision was straightforward: build homes close to each other and close to the street so neighbors naturally interact, instead of everyone disappearing behind a two-car garage and a long driveway. Groundbreaking happened in 1989, and the community has been growing and maturing ever since.
What I find most useful for buyers to understand is that this isn’t a cookie-cutter subdivision. It was built with an actual urban planning philosophy behind it, and that shows up in how the streets, homes, and public spaces are laid out.
The Homes: Single Family, Townhomes, and Condos
One of the things people notice first when they drive through Kentlands is the variety. You’ll find single family homes, townhomes, and condominiums all within the same community, often on the same block. Multiple builders worked on the neighborhood over the years specifically to keep the architecture from feeling repetitive, so you get real variation in facades, porches, and layouts rather than the same three floor plans repeated for a mile.
The tree-lined streets add to the effect. Combined with homes set close to the sidewalk, it creates a look and feel that’s closer to an established East Coast town than a typical Montgomery County subdivision built in the same era. If walkable streetscapes and architectural character matter to you, this is a big part of the appeal.
Because there’s a mix of housing types and price points, Kentlands tends to work for a wide range of buyers: first-time buyers looking at a townhome or condo, growing families wanting a single family home, and downsizers who want single-level living without leaving the neighborhood they’ve come to love.
Community Amenities That Set It Apart
Kentlands has more built-in infrastructure than most planned communities I show buyers. A few highlights:
The Kentlands Clubhouse is the social, administrative, and recreational hub, owned and run by the Kentlands Citizens Assembly (the neighborhood’s homeowners association). It’s used daily for meetings, social events, sports, and clubs, and it includes a pool and tennis courts.
Main Street Park and Pavilion offers a 10,000-square-foot lawn with distinctive seating and an 1,100-square-foot pavilion. This is also where the Main Street Farmers and Artists Market happens, along with a lot of the community’s popular events throughout the year.
The Kent Mansion, one of the original structures on the historic Kent estate, can actually be rented out for weddings, parties, and other special events.
The Arts Barn houses artist studios and a 99-seat theater on its upper floor, which gives residents genuine access to local arts programming without leaving the neighborhood.
The Historic Carriage House is maintained by the Kentlands Citizens Assembly and provides meeting space, classroom space, and an office for the Kentlands Community Foundation.
On top of that, the community has an extensive network of walking and biking paths that wind past lakes, wooded areas, and some genuinely beautiful homes. It’s the kind of neighborhood where getting your steps in doesn’t require driving somewhere else first.
Shopping and Dining Right in the Neighborhood
This is where Kentlands really separates itself from a typical Montgomery County community. Recent renovations to the retail section have expanded the shopping and dining options significantly, and residents have both a Whole Foods and a Giant with pharmacy within the community itself.
On the restaurant side, you’ve got real range: fine dining, casual and cheap eats, ethnic cuisine options, brew pubs, and spots for a relaxed glass of wine. You’re not driving to Rockville or Gaithersburg’s older commercial strips for a decent dinner. It’s built in.
Location and Commute
Kentlands sits in the center of Montgomery County, which puts it within a few minutes of major commuter routes including Quince Orchard Road, Route 28, Great Seneca Highway, Sam Eig Highway, Key West Avenue, and I-270. If you commute toward downtown Gaithersburg, Rockville, or need quick access to the interstate, this location works in your favor.
For transit riders, the Shady Grove Metro Station is roughly 10 to 15 minutes away, giving you a practical option for reaching DC without needing a car for the whole trip. If your job pulls you toward /rockville, /north-bethesda, or all the way into /washington-dc, that drive time is worth factoring into your decision.
Kentlands is also a short trip from the rest of /gaithersburg’s broader retail and job base, so residents aren’t limited to what’s built into the community itself.
Is Kentlands Right for You?
If you value walkability, a strong sense of community, and having groceries and restaurants within walking distance, Kentlands is hard to beat in this part of the county. It also holds real appeal for buyers who want architectural variety instead of a repetitive streetscape, and for anyone who wants HOA-run amenities like a clubhouse, pool, and tennis courts without joining a country club.
If you’re relocating from out of the area and still comparing neighborhoods across Montgomery County, I’d encourage you to look at Kentlands alongside a few other planned and walkable communities before deciding. The lifestyle difference between a neo-traditional community like this and a standard subdivision is bigger than most buyers expect going in.
