The Woodlands of Urbana sits off I-270 in northern Montgomery County — about 30 miles from DC, tucked into the community-rich Urbana area of Frederick County. Developed by NVHomes (a subsidiary of NVR Inc.), it’s one of the more complete 55+ active adult communities in the DMV. Kevin tours the model homes and gives the honest assessment of who it’s right for.
Location and Access
Urbana is technically in Frederick County, not Montgomery County — an important distinction for school assignment (irrelevant for 55+ buyers but relevant for the resale market) and county services. The I-270 corridor location provides reasonable access to the Montgomery County employment centers in Rockville, Germantown, and Gaithersburg, with longer drives to Bethesda and DC.MARC Trainservice at Germantown (approximately 10 miles south) provides transit options for DC commuters.
The Urbana area itself has grown substantially over the past decade — the Urbana Town Center provides retail, restaurants, and services walkable from the Woodlands, reducing car dependency for daily errands.
Housing Types: What’s Available
The Woodlands offers single-family homes, villas, and condominiums. At the time of Kevin’s tour (late 2023/early 2024), villas and condominiums were sold out — only single-family homes remained available, with approximately 20 lots left.
The four single-family models:
Albright: Two-level home with main level and finished lower level
Clarkson: Same as Albright plus upper level with additional bedroom, loft, full bath, and storage
Bennington: Larger main-level-focused design
Davenport: Same as Bennington plus upper level with additional bedroom, loft, full bath, and storage
All four models share key features: first-floor primary suite, zero-entry shower in the primary bath, second guest bedroom on the main level with full bath, first-floor laundry, and a finished lower level included as standard.
Pricing
New construction pricing at the Woodlands ranges from the mid-$600Ks for entry Albright configurations to $900K+ for larger Davenport models with significant options packages. NVHomes’s option pricing is important to understand — the base price is the starting point, but most buyers add meaningful amounts in structural options (upper level additions, extended garages) and finish packages. Budget 10-20% above base price for a typical options package.
Compare to resale: comparable finished product in the community may offer better value than base-plus-options new construction, depending on market timing and available lots.
The Community Amenities
The Woodlands amenity package is competitive with other 55+ communities in the region: clubhouse, fitness center, indoor and outdoor pools, tennis and pickleball courts, walking trails, and a full calendar of organized social activities. The amenity structure is what makes 55+ communities distinct from standard neighborhoods — it provides the social infrastructure that aging-in-place in a traditional neighborhood often lacks.
Kevin’s Critical Tip: The HOA and Special Assessment Risk
Before purchasing in any 55+ community — new construction or resale — request the full HOA financial package including thereserve study. A reserve study projects the long-term capital needs of the community (roof replacements, pool resurfacing, parking lot repaving, elevator service if applicable) against the HOA’s funded reserves. Underfunded reserves mean special assessments — one-time charges to all homeowners that can run $5,000-$30,000+ when major capital work is needed. For new communities, the reserve funding may still be in its early accumulation phase. Know what you’re buying into before you close. The HOA guide covers this in full.
