Listing Agent Interview Questions for Montgomery County Sellers

A seller should interview a listing agent with questions that reveal process, judgment, and proof, not a rehearsed pitch. Bring these into the first conversation and pay attention to how specific the answers are.

Pricing Questions

"What comps are you using and why these ones?" "How do you adjust for condition and updates?" "What is your read on current demand in this price band?" "What happens if I want to list higher than you recommend?" A vague answer here is the biggest red flag in the whole interview.

Marketing Questions

"Walk me through everything that happens before the listing goes live." "What photo, video, and social plan does this property get?" "Where does the listing actually get promoted beyond the MLS?" "How do you collect and act on showing feedback?" "What is the plan if it is not moving after two to three weeks?"

Proof Questions

"Can I see reviews I can actually verify?" "What have you sold near this property?" "What local market data are you basing your advice on?" "Can you show me an example of this process working, without naming another client?" If an agent cannot back up a claim, that claim does not count.
