I live in Gaithersburg, so I’ll admit up front I’m a little biased on this one. But bias aside, the numbers back me up: Gaithersburg is consistently one of the more affordable places to buy a home in Montgomery County, while still putting you close to everything the DC region has to offer. If you’re weighing a move here, here’s what you actually need to know.
A Quick Snapshot of Gaithersburg
Gaithersburg sits right in the heart of Montgomery County and is home to more than 70,000 residents, making it one of the larger cities in the county. Geographically, it splits into two distinct halves - east and west - divided by I-270. That split matters more than you’d think, because it shapes everything from home style to price point to the overall feel of a neighborhood.
East Gaithersburg: History and Character
The eastern side of Gaithersburg is the original part of the city, and it shows. This is where you’ll find Old Town Gaithersburg, along with landmarks like Lake Forest Mall, Town Hall, Bohrer Park, and the Gaithersburg train station.
Housing on the east side is genuinely diverse, more so than what you’ll find on the west side. You’ll come across:
Historic homes dating back to the 1800s and early 1900s in and around Old Town
More modest communities built in the 1950s and 1960s
Estate-style homes on half-acre to two-acre lots further east, closer to Damascus and Laytonsville
If you want character, mature trees, and a real sense of history in your neighborhood, east Gaithersburg is worth a serious look.
West Gaithersburg: New Urbanism and Newer Construction
The west side tells a different story. Home values here typically run higher because you’re mostly looking at newer construction and planned communities built around what’s often called “new urbanism” - neighborhoods designed to blend housing with retail, dining, and sometimes office space all in one walkable footprint.
Communities like Kentlands, Lakelands, and the newer Downtown Crown are the best examples. Beyond the homes themselves, these communities are loaded with amenities: pools, tot lots, tennis courts, and walking paths are the norm, not the exception.
What Homes Actually Cost in Gaithersburg
Here’s where Gaithersburg earns its reputation as an affordable pocket of Montgomery County. Single-family homes generally range from around $400,000 on the low end up to $1.5 million, and in some cases as much as $2 million for the larger estate properties. Townhomes and condos run a wider range, anywhere from roughly $200,000 up to $1 million depending on the community.
According to Bright MLS data, the average single-family home in Gaithersburg sold for $638,000, while the average attached home - meaning a condo or townhome - sold for $352,000. Dining and Shopping: More Options Than People Expect
Gaithersburg has changed a lot over the past couple of decades when it comes to food and retail, and it’s easy to underestimate just how much is packed into this city.
On the casual end, you’ve got go-to spots for cheap eats, and on the upscale side, places like Coastal Flats, Yard House, and Ruth’s Chris give you a real night-out option without leaving town. Ethnic food lovers are covered too - Greek, Indian, Chinese, Thai, you name it, it’s represented here.
For shopping, the west side is the epicenter. The Washingtonian Center - known to locals as RIO - has big box stores like Dick’s Sporting Goods, Kohl’s, and Target, along with boutique shopping and a large lake where you can rent paddle boats in the warmer months. Right across from RIO, Downtown Crown adds a Harris Teeter, Lululemon, and Sephora into the mix. And Kentlands rounds things out with a Giant, a Whole Foods, Lowe’s, and a drive-through Starbucks.
Add in the big box corridor along Route 355 and Shady Grove Road - Home Depot, Best Buy, Nordstrom Rack - and you’ll rarely need to leave Gaithersburg for a shopping trip.
Commuting From Gaithersburg
Nobody loves talking about Montgomery County traffic, but Gaithersburg is actually well positioned when it comes to getting around. Great Seneca Highway is one of my favorite routes - it runs north from Germantown, through Gaithersburg, all the way to Rockville, and it’s a solid alternative to Route 355, Route 28, or I-270 when those are backed up. Sam Eig Highway connects off Great Seneca and gets you quickly to Downtown Crown, RIO, I-270, and the Shady Grove Metro.
If you’re headed further out, the Intercounty Connector is the move - it runs from eastern Gaithersburg across the county up to I-95, which makes it the fastest route if you’re heading toward Baltimore, Philadelphia, or New York.
Public transportation is strong here too. The Shady Grove Metro is technically in Rockville, but it’s a quick, easy drive from either side of Gaithersburg, and parking there is rarely an issue. If your commute runs into DC, the MARC train picks up right at the Gaithersburg train station and takes you straight into Union Station.
Jobs and Employers in Gaithersburg
Gaithersburg is home to some serious employers, which is part of why so many people choose to live here rather than just commute through. Lockheed Martin, AstraZeneca, and Adventist HealthCare all have a presence in the city, and you’ll also find the National Institute of Standards and Technology (NIST) and the Food and Drug Administration (FDA) based here. Combine that with the broader Montgomery County and DC-area job market, and it’s easy to see why this county draws so many professionals.
Parks and Recreation
Gaithersburg does a nice job on the recreation side too. Seneca Creek State Park is a favorite of mine - it’s got a large lake for boating and fishing, plus hiking and biking trails, and even a frisbee golf course. Closer to Old Town, Bohrer Park offers a splash park, a skate park, and mini golf. And if you’re looking for something a little different, Gaithersburg is also home to an iFLY indoor skydiving facility.
